ABOUT
Villa Dramac is a luxurious country estate with a main house, a garden house, a pool house with a large infinity pool, and a Gym house. The property lies at the heart of ~ 3 hectares of land with unobstructed views of the sea, olive groves, a small vineyard and lush meadows.
It is perfect for a luxurious family holiday and can host up top 12 people in the main house (5 double bedrooms, 1 room with 3 beds for kids) and one extra guest in the garden house. In addition, there are caretakers who live in a separate house on the property and can be booked to support with cooking, cleaning and shopping. Services such as massages, yoga and pilates are offered on the premises. Tennis training can also be booked but is 5 min by car.
THE GROUNDS
In former days the house was a farm mainly growing olives and wine. Over the decades the farm was abandoned: grass and bushes overgrew the land completely. In 2001, Count and Countess Meran bought the property, and rebuilt it with a lot of care and attention to detail into the landscaped paradise it is today.
The Pool
Through a charming stone path you reach the lower terrace of the estate, on which a large pool and pool house is located within The pool and pool area look out on an olive grove and the wide lush valley that ends in the Adriatic Sea. The pool house features a full kitchen and grill and can be used to seat 12 for lunch or dinner.
THE INTERIOR
Villa Dramac consist of several buildings and provides ample space for your family on 420 indoor square meters. All 6 bedrooms are located on the first floor, are nicely decorated with comfortable beds, large closets and en-suite bathrooms.
All rooms in the house have high ceilings and large windows to maximise light and to give a feeling of generous space. The house and garden are designed to give ample space for socializing while providing guests with the possibility to retreat to more quiet areas for relaxation and reading.
The Rooms
There are 5 Guestrooms on the first floor of the main house, each equipped with a comfortable double bed and en-suite bathroom. The Masterbed (Room 1) has an en suite bathroom with a large bathtub and a terrace. The terrace of the Masterbed Room (Room 1) has a stunning view of the lush valley. Double Room No.2 has a beautiful view and enough space to house an extra baby bed. Double Room No.3 is a comfortable, cozy room with an en suite bathroom. The Double bedroom No. 4 has a lot of space and can host 2 extra baby beds. Double bedroom 5 is large, and has room for 2 extra baby beds. It also features an en suite bathroom. In the Garden House, which is just a stone throw away , there is another single room, with an en-suite bathroom.
The Gym and Things To Do
There is much you can do at VIlla Dramac: We have a fully equipped Gym with a new rowing machine, a new electrical bike, weights, and an adjustable weight bench. There are several new yoga mats for practice on the outdoor veranda with a beautiful view over the valley. Just underneath the pool, is a Putting Green to practice Golf. There is also a Ping-Pong table on the grounds which is very popular with kids. You can go on great walks straight out of the house-either you follow the old Roman road further down into the valley, or on the road up the valley that leads through pretty vineyards and picturesque ruins to several neighbouring villages.
The Living Rooms and Dining Room
The living room is a great place to gather family and friends, and spent time together. You can create a cozy atmosphere by lighting the fireplace. Next door is a TV room, which features a TV, DVD player, and SAT receiver as well as a HI-FI system with CD player. The TV room is ideal for watching the news, reading a book or watching a movie together. The dining room can sit up to 14 people and like the living room is surrounded by terraces.
The Kitchen
The Kitchen features a microwave, an oven, 5 heating plates and 3 Fridges with a separate pantry, and a washing kitchen. The Kitchen als has a small wooden kitchen table that is ideal for kids dinner.
The Terraces and Garden
You enter Villa Dramac from a steep private road into a graveled courtyard.The location is spectacular: seated at the top of a lush valley with a view over terraced gardens, olive groves and vineyards with the sea on the horizon.Next to olives, you'll find small vineyards around the house that provide the estate with delicious red (Merlot) and white (Malvasia) wine. The Villa’s beautiful upper gardens, includes 3 terraces, which are ideal to have outside dinner or read and relax. The main terrace is surrounded by lush flower beds and has a stunning view on the sea. You can seat up to 16 . The roofed terrace is a natural extension of the living room and is ideal to escape the sun. The lower terrace is slightly separated from the main complex and provides stunning views and peace and quiet for those who seek to relax.
SERVICE & AMENITIES
Housekeeper
Included in the price is a change of bed linen and towels once a week. The housekeeper live in a separate house on the property and can be booked for extra cleaning, laundry, ironing and cooking against a typical hourly rate. They speak English and German.
Pool
Pool with 72 sqm (6 x 12 m) and infinity-edge on the long side viewing to the seaside. The cleaning of the pool water works by using the Chlorine in the salt to clean and desinfect the water; that means it doesn’t smell or taste of Chlorine, but slightly salty.
Gym
All equipment is from 2021 and includes a rowing machine , an electrical bike, a weight-bench with different weights and yoga mats. Fresh gym towels are provided every day.
TV & Wi-Fi
1 TV room/Library with TV, DVD player, Radio/CD player. Wi-Fi is accessible in the entire house.
Baby Cod & High Chair
The house is designed for kids: the pool is fenced, the staircase can be locked, a baby cod and a high chair are on premise.
Putting Green & Table Tennis
Train your putting skills next to the pool. Get the kids to play table tennis away from the house. A great way to relax and spend an afternoon.

ISTRIA & LOCATION
Istria is the north-western part of Croatia and, across the Adriatic Sea, opposite the city of Grado. With its charming hill-top villages, it is reminiscent of Tuscany. Istria is very picturesque with vineyards and olive groves in soft rolling hills that are lined with pine trees perfect for exploring. The ancient cities of Rovijn and Poreč with their Venetian style architecture are great day trips along with the many villages along the coast.
Villa Dramac is built in a quiet, secluded location without direct neighbors on top of a valley between the villages of Buje and Momjan. The location is spectacular: seated at the top of a lush valley with a view over terraced gardens, olive groves and vineyards with the sea on the horizon. On a clear day one can see the faint skyline of Venice and Grado across the Adriatic Sea, or even the Dolomites mountain range.
The sea is a 15-20min car ride away. Trieste airport (Italy) is a 1-hour drive and Pula airport is a 40 min. drive away.
THINGS TO DO
Restaurants and Wineries
There are lots of charming restaurants with local cuisine in the adjacent villages and towns, all 5- 10min by car, with reasonable prices and very good ratings. Our favourite: Stari Podrum. And off course, there are several excellent vineyards offering wine tastings and food in the same foods. Our favorite: Kozlovic
Sightseeing
Istria offers fantastic sightseeing from Roman temples, to gorgeous hilltop towns and beautiful seaside resorts. Highlights are Rovinj, Poreč, Pula, Trieste.as well as boot trips to Venice and to the Brijuni Islands. Another fantastic trip is a visit to the the famous horse breeding farm of Lipicia (Lippizaner).
Truffles Tour
Istria is the perfect place for enjoying truffles – one of the countries specialties. Go on a fun truffel hunting tours and try your luck with a trained truffle dog: trufflehuntingcroatia.com or visit the pittoresque truffel town of Motovun.
Kids Program
Aquapark Istralandia, a Water Fun Park, is 15min by car. Next Door is also a Go-Kart track and Gotcha Course. Also a short car ride is the Baredine Cave. This cave is a treasure chest of stalagmites and stalactites, underworld sculptures created through time by the patient work of water.
Biking
Villa Dramac lies at the heart of a web of beautiful cycling tracks leading through the Wine region of Istria. See some of the Bicycle routes here. You can either rent an E-Bikes, Mountain Bikes or Kids Bikes for a more casual tour at Katora. If you are more serious you can rent a real racing bike here. Both bike rentals deliver their bikes straight to Villa Dramac but require you to rent for an entire day.
Golf
There is a fantastic 18 hole Golf course 15min by car at the Golf Club Adriatic in Crveni Vrh , next to the Kempinski Adriatic Hotel. A little longer (30 min) is a special 9 hole course next to the famous Lipizzaner horse breeding farm.

Villa Dramac was created for families, couples and group of friends, that want to enjoy a relaxing and beautiful time together. Kids and pets are very welcome!
We do not accept reservations from groups that are very young, intend to mainly throw parties or organize a stag-do/hen-weekend.
